You have less maintenance as the $140/month HOA will cover roof, exterior maintenance, CAM, etc.

Some people are great at X and some people are great at Y. 

@Jay Cam, the only closing cost differences you should see between private money vs. seller financing would be if the private lender is charging you points, and perhaps an appraisal, as the seller may not care about that.

The hardwired spotlight cams cost $180, so it may be worthwhile to see if you can reset and use.

Perhaps hire a realtor to get the place rented if you want (though I think you can handle yourself) - but don't hire a PM company. y 2 cents.    

X for kitchen, Y for a bath and add ons like roof, A/C etc which are easier to close in on as far as value.That being said, you could refine "Kitchen" with  small Kitchen rehab 10K, mid size 15k etc  (making numbers up).
