Hi All,I went through their consulting session. 

State LL/T laws got more strict last legislative session in various ways,   and the biggest risk going forward is that we will get statewide rent control similar to OR or CA.   

It’s brilliant, I just can’t work out the fine details because of my lack of knowledge on specifics on how mortgages are regulated.

If they say they can’t make that day, I let them know I’ll set up another date if an applicant is not accepted from this session.

I'm not too worried personally about my properties because the numbers work out for STR, MTR, and LTR, so I have escape routes, but the 1-2 week bookings during winter and summer have been a better path for me than just doing LTR.Article link below:https://buildingsaltlake.com/city-bulks-up-its-enforcement-o...

You can have a realtor involved in seller financing, but it usually does not work out because they don't understand, which is what you may have meant in terms of a realtor knowing how it works.If you paid off your first house, what is your savings?

Without the revenue figure we can’t work out your return on investment, and thus whether the purchase is good or bad.  

Finally, it became obvious that the numbers didnt work out because land is too expensive here and the required zoning is only available in undesirable places.

Cash takes some of the guess work out of it but then you've reduced your spendable portfolio.
