One of the good time slots for me to make cold calls during the week, given my current schedule, would be in the early AM, up until about 8:30AM.

Also, check into the local rules around DADU (detached accessory dwelling) - given the rule of 1 residence per 5 acres, some restrictions may be placed on allowing that to be an income producing dwelling. 

Seattle also allows having ADU & DADU.

So we’ll change it from at 16 slot panel to a 24 slot.

I understand a slot usually ranges from about 100$-300$ per month given the facility. 

(like one house is using 2 of your combined 20 slots).

@Terima Nagatani you are correct that there are better opportunities to find something in Tacoma with space to add a DADU.

This gave me 4 doors for 1 loan.If you run out of Fannie Mae 'slots', you can switch to commercial financing to continue to build our portfolio.  

You should always looking into single family houses or multifamily, as there is an actual land that you own and potentially build ADU/DADU in the foreseeable future.Also, the beauty of FHA is that it allows you to put 3.5% down payment to invest in 1-4 units.
