Would it be wise to buy the land with cash we have or utilize as down payment to avoid PMI?

Other option would be to sell one of these homes and buy a single family home on a larger, flatter lot with more potential to build, but then I lose these great mortgages I've got.  

Been on there about 6 months, not one single booking. 

I don’t have a problem paying a couple grand to remove some of the just figure it out stage of learning and utilizing expertise of people that already do it. 

@Gene PanicciaManagement fees vary, but it's not uncommon for a PM to charge fees for managing tenant-paid utilities or coordinating repairs.

I personally believe single family produces the best rents and appreciation.

You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

Would a bank even allow us to mortgage multiple buildings on a single lot without it being subdivided?

Unfortunately, it cannot be used for a 2-4 family property, only single family properties.
