It's all junk that will fail fast.Pre-corona homes tend to be built way better and you get a bigger lot.If you are holding these for decades then rent growth and appreciation over time should be there but nothing is guaranteed.GA in some areas has low crime, good schools, and weather. 

However, the property in question is in a pretty good location: adjacent to a garden run by the city council, less than a block from a brand new park, and kiddie corner to a church/Catholic school.

An example is a community center we sold to a private school with 15% down.  

This, however, changes not only from county to county but also by neighborhood, zip code, school district, etc.Another change we are witnessing in real-time is increased seller’s concessions, which can go towards financing closing costs or buying down the interest rate.

Basically, they do not want lawyers to deduct the cost of law school and doctors to deduct their medical school - which sort of makes sense.
