The property cash flowed well and covered our expenses in 2021 and 2022 with short-term rentals and about 80-85% business use, but it did not rent as well in 2023 (oversaturated rental market, change in travel restrictions, weather etc...) and dropped to about 65% business use and a negative cash flow of about $15K.

I am missing out on potential all-cash probate, short-sale, and auction deals because of cash restrictions. 

Restrictions are only getting tighter and id personally avoid.

Besides, city/county/state may have a new rental restriction any time and it will change everything as new restriction as passed almost every year. 

I'm assuming that once these platforms become more accepted as just another asset class (no different then mutual funds) to invest in for one's retirement (and I do believe we're going that direction) the restrictions on who they let fundraise on their sites will actually decrease a bit as the occasional blow up will do far less damage once RE crowdfunding has a lengthy track record.

It's an area I don't actively recommend STR as it does have usage limitations (duration restrictions between guests) but it's primarily a second home getaway and will transition to full time vacation rental down the line.

I think that's we narrowed it down too but understanding restrictions are a bit confusing.

While I agree that the tenant who shot a hole in your floor should be responsible for the damages, if I was the tenant below, I would want to leave, not attend a party with the person who literally could have killed me due to their incredible gross negligence.Pending legal restrictions, this would be the end of my wanting the business of the upstairs tenant.
