Arthur, it happens once in a while, I have first hand experience when it comes to lenders, underwriters, home inspections and actual construction estimate documents, its a complex ballet, you certainly need to have a polished team to get the job done.  

With wholetails people actually get excited about old cabinets, ugly paint and shag carpet because they've watched enough HGTV to know that this turd can be polished.

One of my classmates bought a condo near campus and did the house hacking thing too, but saw it appreciate from $70 K (2011) to $200 K today (2015), but that is a whole other story.)I had originally thought I would buy a 3-plex to house hack with in Hamtramck (Traditionally a polish city surrounded on all sides by Detroit).

I think - One person said to make sure I bring it to room temperature before installing.Also, Cabinets are a little old, thinking about just cleaning them up with some wood polish though - maybe line the insides.  

I work for a detailing company in Charleston, SC and polish and wax large boats all day.

If there is hardwood under the current carpet, I'd recommend removing the carpet and sanding and/or polishing the wood.

The more polish of a presentation the better!

I see this a lot in my area a flipper will buy a house make it all polished minus doing the mechanical right.So, they price the house higher then what other houses are going for.The appraisal is always going to be an issue.I just don’t buy flips because they never do it right.
