I Missed a duplex at $1.4M in 2016, two beautiful independent houses on a lot, it's now worth $1.8 easily and is still a deal IMO.Compared to PDR, ES is , as you mentioned, more industrial, but also more commercial and the beach is less accessible due to the dunes, and you find less high end SFRs than in PDR, but it's close to a growing south bay community which includes Manhattan Beach, Lawndale, Redondo, Hermosa, and even Hawthorne all moving upwards, even tough they stay behind the skyrocketed west side communities.

Hello BP friends..I have studied REI for the past year and have decided that I would like to pursue PF's and dominate this stratigy first before moving to other ways of investing.As a beginner, I have found it very difficult to be successful in landing any deals, mainly because my leads are not strong at all.I have been door-knocking on PreForeclosures for the past few months and it has lead me nowhere.I have been cursed, yelled at, invited in for visits by seemingly lonely people, and listened to many rants about crooked banks, terrible family members, ex's , etc.
