I've heard of (1) another investor who has private lender financing to fund 100% purchase price + light rehab + furniture with 5 year term at 10%, (2) someone else who has an institutional line of credit for similar projects at 7.5%, (3) another investor who was able to raise a blind 10 yr pool of money for corporate housing properties at 6.5%.

When I glance up at the balconies of each finished or soon-to-be finished building, I frequently see that two thirds or more appear empty (while the others have outdoor furniture, bikes, etc on them).

I think for the most part, these appliances are thought of as furniture and not part of the house On the other hand, kitchens, lighting, furniture, and washing machines do not have to be counted in the property transfer tax or Grunderwerbsteuer when closing on a property!

We didn't have a final walk-through because he left town (he won't be moving across the street for a few weeks).In addition to leaving a big ugly mess (including rocks and turtle crap in the bathtub, which i mention only because it's original) and leaving behind huge furniture in this third-floor apartment, there are two much bigger deals:1) I believe he has sabotaged the plumbing.

Example: a tenant used a pile of leftover bricks behind a shed, that were of no value, to construct a very nice sand-based patio in a spot of the yard near the house that has always struggled to have anything grow there.
