Easier to sell the dream of the past for big buck programs and have an army of  ants marching nationally in hopes they occasionally find a real deal to partner on in a hot cycle market.I am not talking of this specific company but in generalities.

There are occasionally banks or independent mortgage brokers that can go up to 80% or more on LTV.

And it happens occasionally.. but not often.. the risk is really to the seller .. their buyer defaults they no longer have title and their credit gets trashed.. 

He also occasionally uses drugs in her home..

Unless they're collecting a fee from the tenant/buyer on top of that, but, damn that's a lot of money for a T/B to come up with.I do these occasionally with FSBOs who are having trouble selling but can't give me a low enough price.

I do think that you may be able to receive an overall higher return in another market, I feel there is substantial value in knowing the area, being able to swing by the property if needed (managing the property managers is more work than one might think and necessitate an occasional visit on your own even with a manager), and investing with little turnover/vacancy. $160k for 6 units at $500 a unit would be an excellent property but only if there is little turnover and it is in a decent area.

Also, in your experience, what has been a realistic fee to pay an attorney for reviewing and occasionally revising a Contract for Deed (or alternative instrument) prior to a sale?
