How much of a credit do they offer at closing to cover the servicing fee?

Telling sellers everything wrong with their house and justifying your offer with repair costs doesn’t build trust—it kills it.

Stand out, be unique, and offer something of value that you would love if you were a traveler (cleaning service, amenities, a theme, etc.)Happy to help you find a place if you want some help on the agent side.

It’s all about finding that balance between offering a great space and keeping things safe. 

Or just any suggestions for the best bang for your buck areas that offer at least a little cash flow and appreciation ?

My last 5 closings we went up against multiple offers to win those for my clients.

Rates are also better with these than with an investment loan.There are a couple of investment loan programs available that offer 10% down as well with no PMI, but they have slightly higher rates.

Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else).
