I currently do this for my day job, actually, so keeping an eye out for derelict properties may not even impose any extra work on me. 

The lesson learned is not to take on unnecessary risk.

A good contract will impose performance standards that will protect you in that regard.

Since I purchased (2014), they imposed a cap on rentals. 

There are munis and public utilities that impose some serious fees and repairs when title transfers.

Failure to record did not invalidate the obligation but would rather impose enforcement issues on to the CFD Seller for payment default.  

In my opinion and assessment, there is significant coverage in place for claims before the umbrella policy would be necessary making it an unnecessary expense or at least a very very low probability of being used.

I guess structuring a legal entity would infact be a self-imposed barrier to entry, when you put it that way.

By dealing directly with us as the buyers you won’t have to pay 6% to a realtor or any other unnecessary costs or fees.We would all like to spend more time with our families or pay off some unexpected debts, and selling your house to me can make that happen.
