Hello all,This is my first real post besides my initial introduction post, so please be forgiving if I commit some faux pas. :)I am a long time incidental real estate investor that is looking to turn a "seat of the pants" level of past investing into a true business that would, in time, provide enough passive income to replace my current employment income.

These are typically 1980s vintage properties that have not been upgraded w/the times but w/a solid business plan you can close that gap.

I am not sure if I am on his "wagon", but what I do know, is he does not confuse "cash faux" with profit.From this thread, we all learned that MAYBE you can make actual money long term with a $30k property, without a property manager, since you are taking on a project that nobody else wants.

Srsly, here in hipper-than-thou Seattle (and esp Portland, om*g) the millennials really appreciate the vintage look, and if you're in that college sweet spot area, it can be a real selling point.

Turner article: https://www.biggerpockets.com/renewsblog/2015/10/1...In fact, just knowing what I do about the state of Alaska, its building cycles, and housing stock, I would guess (and I could be wrong) it is an 80's vintage 4 plex, perhaps with T1-11 plywood siding?
