Common sense tells me that the structure itself is a little less durable.

Lead paint was used because it was more durable.

if i were to convert, i would do a rec room/all weather durable 'workshop' style with huge doors.

Laminate floor can get burn marks, tears, peeling, buckling (trip hazard) etc.Tile is more durable and takes more abuse but the materials with tile is cheap but the killer is the labor.

If your numbers are right AND the quality of the cabinets is good (you want something durable, especially with a tenant), then do it.
