Must be nice with no skin in the game - - at least your profile is devoid of any credentials to position oneself thus.It's an imperfect world and moral arguments are hollow at best. 

In fact, the biggest challenge in managing at a distance is not the ongoing management of the properties, but knowing that local market good enough to distinguish a good deal from a bad one at the start, then knowing when to divest yourself of that investment based on local market conditions over time. 

Some states everyone is a broker.Some states distinguish between the 2 licenses, but still colloquially refer to everyone as brokers. 

At the same time, I am noticing that the properties which generate by far the most cash flow have something unique distinguishing them.

This building sounds like an idea property to work with a local 501 c three in order to do some form of transitional housing...a win win for the community, and a way to distinguish your company as altruistic and caring, which I also will assume.  

Being responsible for the actions and choices oneself makes, or demanding OTHERS be responsible and pay for your choices and actions.

The real estate deal taught me valuable lessons, including the importance of thorough due diligence and the proper protection of oneself when hiring contractors through proper contracts and review by an attorney.

Besides, having some sort of distinguishing feature helps people remember it!! 

To distinguish the difference between managing with an entity or dba which I do and owning small residential property inside one, which I don't.
