The hospital is going to ask for it over and over again during medical checkups.

I think it would require a major asset heavy backer to provide the confidence the investing public needs to scale to profitability.  

I wanted to begin the eviction process ASAP but don't want to wait a month for a court date and find out that it was done incorrectly. thanks for any input

@Mark HafnerI've been investing internationally for many years but it's very difficult to answer the kind of questions you ask without writing a dissertation so I'd encourage you to ask more precise questions in the forum.

Some will be ok in 2nd position and some will not and force you to refinance out the first - but those are options that are probably cheaper than credit cards 

It's pretty streamlined there and easy to use.

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action 

No lender is going to do that and PennyMac definitely isn't going to do it.
