My concern is that since this is such a coveted Single Family home town, people will glaze over it as an option for renting. 

In my area the historic part of town is a big tourist destination and the historic neighborhoods are highly coveted.

I'm close to signing a contract for a billboard location I've been coveting for my agent business. 

It's in the heart of a tourist destination with highly coveted dining/retail brands that are NOT in co-tenancy with the theatre and are doing quite well.Thanks to current conventional wisdom with regards to theatres, I feel I'm in a unique position where I have the chance to come up with a creative utilization concept that may lead the way for the thousands of exhibition screens currently sitting idle or way below break even utilization.Bottom line, much smarter people than me on this forum and would love to hear ideas, crazy or otherwise.

I'd look to see if you can get some single family houses (perhaps some with suites or accessory dwellings that can be rented separately) or a duplex. 

Which sounds like would be to get an accessory dwelling unit on your property so you can rent that space out to eliminate or significantly reduce your mortgage.

I went and got my real estate license so I can practice brokering deals along with allowing me to expand my knowledge on real estate and be able to get access to the coveted MLS.

However, once it turns into a mother-in-law suite (called Accessory Dwelling Unit, or ADU), appraisers don't use it in total square footage in Arkansas, which is really unfortunate.
