Especially when you have the negative labor numbers today and countless other Red Flags, I would be extremely cautious.

But after years of this practice and countless hours of free work, I came to the conclusion that if someone is profiting off of my time it takes to put together a complete and itemized estimate then I should be compensated also.

It's not lost on me that there are perhaps countless posts by new members traipsing in aimlessly, seeking a magic bullet, perhaps even asking this very question.But today I find myself slightly discouraged.

I would be more than happy to do grunt work, demo, and the countless Home Depot trips that are needed very inexpensively with an addition of some hands on training along the way.

They buy at a reduced price and get a nicer place to live but they spend countless hours commuting and have less time to enjoy things or improve their lot.Compared to someone that buys the smallest property closer to where they work (their home is no where near as nice as if they purchased in Victorville). 

As a result I spent countless hours trying to piece it all together. 

I have read some books and spent countless hours on here as well as youtube trying to educate myself in all that is wholesale.

Remember cash investors have countless leads presented to them daily!

So people stop paying, trash their credit and then have to go countless rounds trying to get a loan mod.
