Everyone i spoke to did not replace wire.just remember; all drywall 12 inches above flood line, cabinets, doors, flooring(tile should be fine), maybe the a/c equipment, window stools, baseboard, insulation, outlets (at least) and it took us 3 months with multiple fans and humidifiers running to get all the wood back to acceptable moisture content.

Check out this link: https://www.fanniemae.com/content/eligibility_info...It shows that up to 85% LTV can be borrowed (if you qualify), but, only for SFR.

I know that in MO, you've got to have a couple of years behind you as a "Salesperson" before you can get your Brokers license (and thus have your own PM company) - but as long as the partner who has their Broker's license is willing to hold your Salesperson's license... you can manage as a fully legal PM to your heart's content.
