They have to churn and burn buying properties to keep paying themselves and employees as they are not working that J-O-B anymore.People that are successful in the industry for decades already have a lot of knowledge and wealth.

The reality is that a bucket full of highly motivated sellers takes a lot of marketing and most investors don't have their lead generation machine churning at that level.The other reality is that in the beginning of a new marketing program to a new prospect group a lot is learned talking to fantasy land and non motivated sellers.
