If you were in Seattle you could not end this lease or month/month, no options at all, and you would be stuck with this person until they are carried out.

Join local FB groups in the areas you're interested in, follow a local Realtor, visit the area again and set up a showing or two just for reference, generally always be 'training' to carry the boats! 

What lien is being foreclosed on… Ohio works this way so do other states.. west coast no its cash and carry. 

The business owner will carry worker's comp and liability insurance.

We are going to approach the owner about doing an owner carry, but we don't have the 30 year relationship. 

I have an opportunity to by a 6-unit property for $300K with a $240k Commercial loan and a Seller carry back of $60K at a 6% interest rate with a 5-year balloon. 

Like Chris said I imagine there is some crossover I wonder which one carries the better representation or maybe they are equally weighted?

I added $20k to that to be safe and estimated $100k.I started at $330k and took off the $100k rehab and $10k carrying costs (interest only LOC and taxes, insurance, etc.)

Rent the place and have a delta of -$2k per month I carry each month.
