I have learned that referrals are not always true and I need to vett the individuals/realtors out properly and better.I have also learned that I need to breakdown my designs into a format spreadsheet report that captures all associated costs related to details in the beginning stages and not wait on my realtor to ask for the report.

So in the future you could refinance the rental to take out tax free money to pay down your primary residence to accelerate this even more, or sell the rental to capture the equity in it to pay down the primary residence.Regardless of your choice- refinancing would probably be in your best interest on one or both of the properties.

So we see a lot of 1031 investors exchanging into properties that have greater depreciable basis so they can really capture the full value of depreciation.Capital gains and depreciation both can be deferred in a 1031.
