Even though the owner may get upside down, as long as there's no red ink, he can just sit awaiting yet another RE cycle.If the owner becomes impatient or sick of RE and bails before the recovery, then MFs may be more affordable but will be scooped up just as they are today.

For those NPLs by banks or other financiers, I would think that they would be just as willing to get them off their books, and have some recovery.

Run it like you stole it.Cash flow it out with recovery housing or student housing, and don't spend a cent on repairs.If 1st won't negotiate, buy it back at auction after the kids and the recovery house people have roughed it up.
