$89k in 3 years is very solid and a lot of people could afford that buy in and investment.

I'm not at the point where I can afford $1000/month for bookkeeping, but $200/month is possible.

How do you afford it? 

If the tenant wants to stay, verify he can afford it.

As @Nicholas L. said, property management is always an option too if you want a full hands off experience but can afford it. 

Many are private owners just subsidizing their mortgage or they would not be able to afford the house without renting it out much of the season.

With Austin, Dallas, and Houston becoming more expensive, many are finding affordable housing in Waco.                                                                                                                                                     

Since many residents use these basements as non-conforming bedrooms, it's too bad if these guidelines keep investors from completing this type of renovation and offering safe and affordable homes into the community.Kind regards,Michelle
