I'm assuming there's lots of stuff out there that's way cheaper.I originally wanted to just buy a couple lists of 10k numbers each of targeted motivated sellers, and then hand them off to a VA company that will dial them, but I was told it'll be a much better business if I get proficient myself and then hire my own VA's and train them.

Toughest part will be figuring out what market you want to target, what teams to trust and employ to manage your properties for you as I wouldn't recommend trying to manage the property yourself.

You will get A LOT of appointments by sending A LOT of hard target mailers (like the ones that say 5th notice and such, drive return calls), but it's a lot for a little.
