FSBO or agent to sell tenented investment property in Florida

Hello, I have a townhome close to theme parks in Kissimmee, FL that is rented and on a one-year lease (was previously short-term rental). Great property, 4BD, 3BA (full), 24 hour gated comunity, pools, rec, all the bells n' whistles. It was previously listed for-sale and for-rent when i got tired of the short-term rental model hassles and fees. Got lowball offers or ones that did not pan out so i went with the long-term rental option which is working great. I want to give it another shot to sell, but this time as a tenented, turn-key with 12-month lease in place and great tenants. Since it did not work out to sell with agent, was thinking about trying the for sale by owner approach, but wanted to reach out to see if anyone had any advice on pros and cons, and any guidance.
