I have been toying with a few different ideas as follows:-Buy a fixer upper house in the Englewood area (south of Denver) rehab and rent-Buy a fixed up house and put enough down to cash flow and rent-Buy a nice house for myself and live there for >2years-Buy a multifamily -Buy an awesome loft for myself downtown and live it upI feel as though I can save my way to cash flow on just about anything right now.

Did a quick spreadsheet of sell vs. keep, and found that I could buy 4 houses in my new city and make a profit of around $1,500 a month across those if I sold.So I sold, and those properties were closed on the 31st of last month.Now, I took calculated risks, saved my money like crazy, denied myself fun items like an upgraded computer and a few toys, and did TONS of homework.

I've been investing in RE since 2002, got really big in the SFR market in DFW (flipping, holding rentals and Hard Money Lending ($40mm per year)), but when the banks pulled their toys out of the sand box ($50mm line of credit) we all had to clean up and go home.

from BP we toyed with the 1031 exchange bc we no longer can qualify for the tax exemption of $500k as married couple.at $850k our HELOC would be paid in full, my duplex will be free and clear.We quickly abandoned the flip idea and within wks put in tenants in the duplex (12% cap free clear) bought 230k, renov 70k, rent $3350/mothat is more than the Boston rental!
