I've seen a lot of business relationships go south, so I personally wouldn't recommend jumping into a long-term relationship especially in the beginning.But, the split can be whatever y'all agree is fair for everyone based on what they are bringing to the deal.

lol I'm originally from South Florida and buying an investment property near surf in Puerto Rico has been on my radar for a while, my father and I visited in 2018 and at the time were browsing multi family properties.

As the south is getting hotter and dryer and the Midwest will become increasingly interesting. 

So I live in the south bay of Los Angeles (Torrance/Harbor Gateway).

Is anyone open to sharing referrals to a stellar property manager that covers South Tampa for my MTR House Hack?

It gets fuzzy in south Jersey where the agents and lenders are helping to modify the contract, for example. 

If you are a solid investor focused agent, I’d be game to discussIt is extremely tough to find cash flow almost anywhere and you have to be very creative to do so in south Florida.  

And i do business in many states from Oregon to South Carolina and every where in between 200 plus transactions a year.. so I transact with many many agents..
