GC charged $2k as a retainer, went ahead and put water/power in their name, Filed for permits, ordered dumpster and portal potty, and hired demo crew.  

If a web portal is necessary for me to feel comfortable with how my properties are being managed, then it is a cost of doing business for you, not a service to me.In summary, then:Fee-for-service model with meaningful value-add.  

I can't speak to maintenance management or anything else like that but now that I've had a PM with a cloud solution that has an owner portal, I don't think I'd want to go back.

As a property management company, we block their portal, so there is no way for the tenant to make payment.- The last case was a representative who was not an attorney, which not a problem, the problem was the authorization form which did not had the requirements.

Thankfully with typical booking portals, they understand that liability is an issue and have policies in place to protect you.

If you couldn't apply online, I didn't want you as a tenant because I wanted rent paid online and maintenance requests submitted through the online portal.

No, I do not have access to MLS  I would try to find an agent who's willing to give you access to a portal for Pittsburgh.
