It is technically your resident as far financing concern so you should be able to buy it with 3.5 percent.I would say upper fells point would be nice as as well, also right around hospital gets a lot of travelling nurses tenants, so you can rent to nurses and be there 3-4 night a week.Canton etc... could get young professionals and I rather nurses they are way more quiet and clean at home.Let me know if you have more questions since I have a multi in upper fells and have been renting to hopkins crowd.

I am qualified for a 203k loan and can probably qualify for conventional loans as well, as I work full-time as a Registered Nurse (RN) in a hospital.  

There are also many, many traveling nurses and I know that there are dedicated websites/services that advertise directly to them.

I understand I should be finding oil/gas industry, nurses, hospitals, etc but I don't know how to connect to the right people.   

Its a difficult situation because I'm having to deal through the daughter of the owners since the owners are in their 80's and one of them is in a nursing home.

Look into traveling nurses too.

Sometimes they will lease housing for 3-6 months for visiting doctors/nurses/professors and are willing to pay a higher rent.Airbnb/short term rental if local regulations are allowed and doable.
