Any thoughts on the East Bluff area of Peoria?

I visited Cleveland years back, and to me the east side of the city was older, higher cap rates, and lower price per unit, but harder to manage.

I understand they have other clients and cant just drop everything to do what I'm asking but right now it feels like things are taking extra time by having a middle man. 

My friend has a 4/3 home in Fort Myers FL, who is in the middle of a divorce. 

But having window fans blowing out of the 2nd floor, and in on the 1st floor east side kept the house reasonable in Chicago summers.

Terms are there so we can protect our fees in the middle.  

What is your thoughts on investing in East Stroudsburg PA?

Had heard from someone at PG&E that a separate meter would be required due to a separate address, however our city in the East Bay said they had not heard of this and were adamant that PG&E could not require it or would even be involved in the ADU beyond the main panel upgrade and solar installation.The state law referenced in the original post, AB 68 by Phil Ting, makes it very clear that a utility cannot require a separate meter, unless the ADU is being built with a new single-family home, or the ADU is to be located more than 150 feet from the primary house.

However, when you get to the middle ground, say five to 15 units, it can go either way.

List some pros vs. cons of owning an East Side rental.
