If anything, licensees, realtors in particular, are held to a higher ethical standard than unlicensed individuals.I did a lot of this same research a few years ago when I got my license.

But here is what the book says: "An entity licensed on section 40-11-410(1),(2),(3) may act as the sole prime general contractor on a project if 40% or more of the total cost of construction falls under one or more of the licensee's license or subclassifications.

And I am in a section in the course work which talks about license law, and specifically how a licensee essentially must run everything they do with personal real estate investments through their broker (also some stuff about a separate, approved trust fund for receiving rent and other finances that are associated?).

Partner up with and, most importantly, be loyal to an experienced and knowledgeable, investor focused licensee who will be happy to search, analyze, conduct walk throughs...just about whatever you need to succeed in exchange for the opportunity to represent you in the transaction.
