Tenant will not allow us in to use water to power wash deck. 

It's almost a wash now vs. building new.

And we sprayed Zep and painted with and oil based primer to Water was running down the inside of the laundry room wall, so when we pulled off the old plaster to see the extent of the damage, the vertical column in the corner was powder.  

I use to say no washer and you can keep the drier in the basement but then I found out that they would wash their cloths in the bath tub.

In Gloucester County, Wash Twp, Pitman and Deptford may have some decent opportunities.
