I'm very interested in out of province as not many investors are looking in new Brunswick, Calgary and others.I am also looking for the right opportunity in London Woodstock Cambridge St Thomas areas.With the market correcting prices are dropping in Toronto as well however is it back to actual numbers or still these crazy inflated figures?

Tenant Consistently pays rent late, how common is this ?

Kelly, You collect a signature on the lease.Every province is different: some have security deposits ranging from a half-month's rent to a full month's rent {I do not believe any allow more than 1-month, but am not absolutely certain}; Ontario has no deposit, but allows the collection of the "last month's" rent; In Québec, you collect neither.

Like Philly Balt Detroit Indy those are areas were a wholesaler can do well.. you have the inventory sitting there waiting for you.In your market your not going to drive down the street and see 10 boards ups .. or one or two for that matter like you do in these other areas.. those are the province for most wholesalers.I was just in Cinnci.. that train left the station there as well. that's a very tough market.. as well. but up in middle part of the state of ohio and going north still lots of distressed homes..

@Matt AndrewsCapital gains taxation is federal, so any strategies for mitigation of taxes due are more broadly applicable than Ontario ... though individual provinces have their own pile-on taxation on the portion of gain included in your income.Though immaterial to the taxation, I presume the mortgage is being held in an SDRSP to which an arms-length third-party is the beneficiary?

In our particular context, if the tenant applicant did not speak English, but they spoke French, they have the right to choose to be served in French, because it is an official language of the Province.

Fortunately for me, I was already thinking of moving back to Texas before that happened.I am not sure about the rules in Alberta, but knowing that the province is now led by a Socialist party, I would assume it would be as tenant-friendly as in Ontario.

If there is a surplus we either apply it towards rent or, if winter is approaching, leave it in the fund.You can put the requirement to have the utilities transferred into the tenants name in your schedule to the lease.Dawn, Al - Québec, like NB, and a few other provinces in Canada has a standard lease (or, at least it did when I lived there) to which a landlord can provide a schedule of their own "rules" (provided they do not contravene the standard lease or {naturally} the legislation).
