Joining Flipsystem does not guarantee you will be a successful real estate investor if you just think they are going to hand you everything and you do little work.

If you have to apply/guarantee the name in your loan, I'd be honest with your lender and ask their thoughts on you converting to an LLC after.   

The promissory notes may appear all the more attractive because the seller falsely claims that they're "guaranteed" or insured.

I can guarantee you this will not be as simple as buy and assemble.  

Ask for data on these items.Turnkey providers sell you a property out of their inventory—inquire about the guarantees or warranties that are offered.

It's no guarantee but it's a good place to start.

Appraisals aren't guarantees of market value, so unless you can prove some kind of fraud here you're going to be out of luck.

My RE agent told me there is no guarantee and you might have a lingering smell forever.

There are debtor rights attorneys out there, but they typically deal in the owner occupied space, if these are in LLC's then there are still attorneys but they are probably not going to get very far in any type of settlement because there are probably personal guarantees in place or the lender will just take the property. 

Fannie/Freddie count ALL personally guaranteed 1-4 unit properties loans in the 10 financed properties max.
