I have a pair of investors (a conventional first lender via correspondent lending, and HELOC 2nd lender via mortgage brokering) that together will do 80/10/10 on owner occupied duplexes.

The best thing you can do as a newbie in REI is pair up with a mentor to help you get some skin in the game.

This is apparently a group of private investors and/or facilitators for pairing up available private money to worthy and profitable projects, like mine.

Together I'd say we are a good pair.  

I'm going with darker brown cabinets which will be paired with a light wall color, darker trim, and light floor color.

The current pair of furnaces are 15 and 35 yrs respectively.
