Pretty simple here.Some things I would look into FIRST however are:1) Make sure that everyone is on board to sell at your price and willing to sign the contract.2) Check to make sure at least one person among the heirs have decent credit and thus will be able to get the surety bond needed to become Administrator of the estate (that's how it works here.

.#2 & #3 lend themselves to a wholesale lease option deal.If you are looking for control without ownership a sandwich lease is the way to go on #1.If you are looking to flip pretty houses and cash out quickly a wholesale lease option is the way to go on #2 & #3.Lease options require no cash and no credit so I find them to be among the best ways to deal with single family homes.
