If the solar system is leased or it is a PPA then the solar system will not be appraised.In mitigation of that there is the "subjective" which would relate to local views on the aesthetics of solar panels as well as how much of a reduction in ownership costs has been created as a result of the solar system.I am sure you are correct in the latter subjective cost of ownership being increasingly a factor as utility costs rise inexorably.

Additionally, when you buy a property and are renovating it, be sure to replace all the old outlet/switch covers with brand new white ones (especially if you are painting) - it is a simple but effective thing you can do to make a unit look more aesthetically pleasing.

Here is when I would consider doing just a tub or just a shower if I only had space for one:Shower only: if at least one other bathroom had a tub because people like to be able to bathe young children, if you were trying to create a luxury shower in a STRTub only: If you already had a free standing tub, like a clawfoot tub, and it suited the aesthetic of the property.

I agree with @Christopher Phillips that you should definitely talk to the HOA and make sure you show them that thermal image, as the bubbles could be an aesthetic consideration but the thermal clearly shows potential (likely) moisture behind the bubbles.
