UPDATE: We built the closet and the day of the appraisal I asked the appraiser about the closet.

I've spent 2-3 hours a day for more than the last year learning about AI and then integrating ChatGPT into our practice.

Honestly 350 days a year I don’t even think about it. 12 days a year I wonder if everyone paid and if not will they pay, for about 30 minutes.

The last one I dealt with for the past two weeks, is a large corporate cash buyer that just admitted that they need 90-180 days to close on a deal!

On a rehab I have anything that needs to be ordered ready to submit before I settle , I place the order the day of settlement .

If you are investing from out-of-state you want to make sure whoever you are going to choose to work with is being honest and transparent not just about the Flint marketplace but about the strengths and weaknesses they face as a company, day in / day out.

For me, if I wasted even half a day trying to find one rather than buying this one it just would not have made sense.
