With that being said, I am not an attorney nor a judge and I understand my determination holds no weight however, how can the attorneys/court system comfortably take this long to check what seems to be such an simple matter.

I'm not used to things being easy especially because of my first and favorite sport Boxing, when you're in that ring you have to learn quick and adjust accordingly ( trust me my resting weight is 170lb so at least for me it's rare that I spar someone at the same weight usually their lighter which means faster, or heavier which means stronger ), that being said i'm also not used to things being handed to me, but recently i've been blessed with the opportunity to receive 100% funding on my next Fix and Flip deal.

A good client that does this is worth their weight in gold. 

Yes, you may be able to go high, but if you miss a week, two weeks, or even a month trying to fish for more rent, the cost of vacancy will out-weight getting it filled quickly at the lower, competitive pricing.3a.

I would buy stock following the value investing strategy followed by the Warren Buffet etc.Real Estate has that benefit of control over the assetSO i guess both would do, its just a question of weighting -95% real estate-5% stocks for example

I’m pretty new, so I’d weight some of the advise from some of the others more heavily.  

And, as a business decision, you likely want those businesses to stand or fall on their own; you do not want your rental business to carry the financial weight of your fix & flip business (at least not indefinitely).

A broker should be able to facilitate the process, and take some of the weight off your shoulders.

We also want to make sure the jobs aren't too heavily weighted to one industry, so we look at the economic diversity as well.
