Maybe I'm wrong, but just from what I've seen, they're not very responsive unless there's violent crime happening.

Honestly, whether they make enough income for the rent, and whether they have any violent felonies/are a sex offender is all that should matter.  

The non violent atmosphere of the country is also a great incentive to prospective investors as one can feel very safe in practically all of the country...feel free to post a reply if you wish further information, sincerely, Panama Malcolm

I would consider York PA a warzone, literally it is one of the most violent and crime ridden towns in the country.The returns look great on paper, but in reality these are tenants with extraordinarily high turnover.

I won't accept anyone with any violent felonies, or any felonies within the past 10 years.

Otherwise if you call about a report make sure you let the police department know your the "PROPEPTYOWNER" and you want to verify no illegal activity was cause of response, they will usually tell you if it's just a domestic.Now "Domestic issues" can become violent.. and when to get more involved usually is when NOISE level from yelling, or property damage has occurs so you can write up a lease violation and proceed from there. 

One where an owner came out with no shirt and a baseball bat, pissed as Hell and ready to go with a violent fight over someone even asking about buying his house (which he was very close to losing)..Another one where the residents being foreclosed on took off with; every single cabinet, appliances, all plumbing fixtures, light fixtures, HVAC systems, water heater, smashed the drywall to rip out all the copper wiring, took the breaker box, took out every interior door, ripped out all or the laminate flooring, stole the garage doors and motors, even dug out a bunch of plants and trees from the yard!
