I dominate the first page of Google.If I were your competitor, and you would send DMM in my market and you do not have a website...Do you think it is far fetched when granny Hilda, receives a weird letter about some stranger wanting to buy her house?

IF they do, then they already have loyal buyers and "forward" strangers who tell them how things are going to go down doesn't typically fair well.

You can search Google for examples but asking an algorithm or strangers for a legal contract is foolish.

Do the doors open and close, allowing access to the rooms and sealing out strangers and the weather?

(also what would your friend think about the revolving door of strangers in the house with her?)  

Life is short, by all means lets spend it arguing with strangers. 

Picking a % because some stranger at one point "said it" is ABSOLUTELY no reason to adapt them.Look , if you are going to blindly follow the herd you will most likely end up where the herd is.And look around you.

Plus, I'd have to know more about your current safety fund, your own risk tolerance, and most importantly, why you are asking complete strangers about the wisdom of such an investment. 

Or better yet, stay local so you don't have to rely on the kindness of strangers to make or break your investments for you ... are there really no RE deals or anybody making money in Nashville RE?

You can market to family and friends and be mostly safe but as soon as you start asking money of strangers you start getting into merky waters.
