The residents do not cause problems, they are generally on social security so if you give them a 5% discount they will pay their rent a year in advance, and they will host fundraisers to improve "their" clubhouse.

I wouldn't recommend BRRRR in random far away cities unless you're going to fly there and get to know the area really well and develop relationships with a trusted team (key word: trusted).

If you contact zillow through a bunch of ways (they also have social media outlets where you can comment, and that's what we did, in addition to all the other methods of contacting them) my understanding is they eventually do get back to you and are reasonable in resolving matters.
