I just had tenants that were fine for about 6 months (inherited), and had been in there for about a year and a half total by time they left after me owning it for 6 months.When they left they left all their junk furniture behind and didn’t pay last month rent.

So then you’ve got your little slice to share with the owner (because they might want more), to do furniture, to pay utilities, cleaning crew if you don’t do it, etc, etc.

We have flippers who simply move the furniture from home to home.   

Unless you count putting together some Ikea furniture.

Well now we got the whole floor. 4 br,3 ba- American style- walk in shower- giant kitchen- huge patio.

The doors will cost $800 to replace.The lease says the following regarding maintenance of the grounds:"Tenant shall at all times, maintain the Property in a clean and sanitary manner including all equipment, appliances, furniture and furnishings therein and shall surrender the same, at termination hereof, in as good condition as received, normal wear and tear excepted.

They are expecting a patio style home where it's all above grade. 

Getting shut down after  a few months of operations and then having to deal with the fact that you just dropped a bunch of money in furniture sucks. 

If not renovating - start looking for furniture.
