.—(1) Whenever money is deposited or advanced by a tenant on a rental agreement as security for performance of the rental agreement or as advance rent for other than the next immediate rental period, the landlord or the landlord’s agent shall either:(a) Hold the total amount of such money in a separate non-interest-bearing account in a Florida banking institution for the benefit of the tenant or tenants.

After owning the property for 1 week and putting in a lot of sweat equity, I've concluded that I want to keep the Inherited tenants based on the condition of their living space and the quality of the people, Knowing I want to keep them to save myself the headache of a  turnover and vacancy of a projected move out If I were to suddenly increase rents. 

It's also unlikely that you can convert a single-family home into a community center (not sure if you mean an actual community center or co-living space).

Commercial zoning would be okay as long as the property is considered LEGAL but non conforming. 

The top unit and rest of the townhouse is completely unliveable without renovation, the only liveable spaces are the two studio apartments that the tenants live in.

I’ve mentioned it to people at work and some friends who are moving to the city, but my place is either too far for them, or they prefer their own space.

If you are going to build a shelter, maybe set aside some space for another charity to come in and put in a soup kitchen type of facility to feed your homeless population on the site.Just my 2 cents.

We are in the woods where we really wanted to create another sort of living space outside of the square footage of the home. 

The design aspect is fun too—you can get really creative with how you furnish spaces depending on your tenants' preferences.That said, it’s definitely more on the lighthearted and quirky side, so don’t expect hardcore realism.
