You can go by square footage ratio or room ratio, but essentially you can use that ratio to determine what expenses you can write off for expenses for the common areas (your dining room table, couches, etc).

There is a couch, but no bed, the bedrooms all have blinds. 

We plan to use the property as 2nd home for the summer and we do plan on furnishing the home, so use of most of our furniture (Beds, couches, appliances, kitchen table, dressers) would be included in the lease.Has anyone else structured rents this way and what advice do you have for us? 

Currently have 7 couches there since Wednesday.

A tenant didn't have a lot of furniture so we were able to wipe off the walls, and then touch up the wall where their couch was pushed against.

I spent $1000 to fully furnish it (Before Furnishing, After Furnishing) — $235 on big furniture items (3 beds, 3 mattresses, desk, coffee table, couch, secretary desk, etc.) and $800 on the smaller items (duvet, duvet covers, pillows, lamps, dishes, rugs, coffee maker, etc.).

BTW the couching is FREE.

He's had the rental property for about 30 years and does not have any home or equity mortgages, or mics. loans on the property and is free an clear.

I know this seems like a generic answer, but it really is true.Lastly, I would caution that anyone telling you that you can become a r/e millionaire just sitting on your couch is full of _____. 

This isn't a photoshop forum, but the edges on where you inserted the bed and couch are pretty rough - enough so that it really distracts more than helps.
