I guess I will try and talk with him when I move in but I’m confident you can’t even rent a studio apartment in this zip code (06790) for $7504) When I sit down with him upon closing I plan on asking him personally if there’s anything that should be brought to my attention that needs to be done that I may not have seen on the home inspection which I will absolutely repair.  

It's in a place that's hard to see, with the front of the box turned so the markings are not visible, so it won't attract attention.  

You have a lot of properties around the colleges as well that can be rented to students or since its next to a couple of Hospitals the Nurses, Doctors, and other medical staff pay good rents.

My other LTR is actually doing better than this STR and needs less attention.

Basically, they do not want lawyers to deduct the cost of law school and doctors to deduct their medical school - which sort of makes sense. 

Low price grabs attention, great property retains interest, and creates a good selection of tenants to choose from.

The property is going to be close to 3 hospital systems with various FSED's around them (I work in the medical field as a radiology manager).
