Wong Not in the game any more IE buy and hold out of state... pre 08 there were many lenders and whacko lending rules IE cash out refi above purchase price... ( this was a very bad underwriting decision) then 09 to about 18 months ago near impossible to get a loan .. now things have loosened back up.. but the new crop of investor must be better equipped to handle rentals... you can't just borrow on credit score alone these days at least that's what I am hearing you need reserves etc
