Given the legal expenses you might be better off going for a full judgment if you damages are much more than the small claims limit.In the end we will likely come close to break even but have brought some justice against someone that stole from us.  

If Toyota goes to the international court of justice in The Hague, to file a lawsuit against the US government, to have it change its laws so Toyota can make some more money, someone would be told to go pound sand.

For instance, when trying to do rough justice on a potential acquisition should I plan to have another 5% of the purchase price set aside for closing costs (bringing my cash outlay up to 30% although only 25% is going to the property)?

Also keep in mind that small claims is not a court of record and a Justice of the Peace is not required to have a law license or follow typical court procedures.

Yet justice is justice and the way tje bank forclosed without notifying me seems down right injustice.
