So I found a duplex (on market for 82) days listed for $439,000 (1706 SQFT living space, 3920sqft lot, 2BR,1Bath each unit) Lot situated with an express way exit in the back yard...but on a side st.

Hi,I am an American citizen living in Japan and recently two non-US friends have expressed an interest in buying some investments with me.

He expressed how he want to spend the rest of his time here on this earth with his family and I totally understand.Of the 8 properties, 2 were houses, and the other 6 were condos.

Another thought I wanted to mention...When I first was introduced to the process of negotiating, it was expressed to me that understanding is always key, that "the confused mind always says 'no'."

I would, but my dad was a former US Marine, and most of his expressions aren't appropriate for this sort of context.

Please consider that in your analysis.Please express your ideas with some numbers to support your input if possible.Any input is much appreciated.  

The question was who is reputable, not who can give me some under the radar advertising or blatant solicitations to sell me notes in the forums.And the first question should be what brokerage is well capitalized to repurchase a note under the expressed and implied warranties made in the transaction.

If the answer is no, then you are doing the same thing as buying something on sale, because it's on sale, even though you wouldn't have bought it if it wasn't on sale.To use a Poker Expression, "The name of the game, is to stay in the game".  

BP doesn't let me post images as responses so I can't fully express my internet feelings but I'd be very skeptical about this deal right now.is there something I'm missing here.
